When moving into a brand new home you hope and trust that nothing was missed, installed incorrectly, or over looked during the building process. After all, you did a final walk through with the contractor and everything looks just swell – right?
Are you qualified to know? Can you see inside the walls for instance?
Let me give you an example. How about a plumbing problem that is not visible? You have a “drip” leak in the wall from a pipe not properly soldered. Not a big leak, but just a drop every minute or so. Nothing you would notice for years, until the wood, insulation, etc., finally gets wet enough that it can’t absorb any more. Then, and only then, does it become noticeable as you see water coming from under a baseboard onto your floor.
Now, after 5 years of this slow leak, you are faced with mold problems and the insulation, sheetrock and perhaps the sub-flooring needs replaced due to water damage.
That right there, or something like that, happens much more often than you care to believe and is the reason you should have a New Home Inspection.
Typically, the New Home Construction inspections are performed at the completion of construction; however a few are done prior to your final walk-through with the builder’s superintendent and selling broker of the construction company.
The builder will give you a day and time to schedule your inspection. The inspection should be scheduled as close to your final walk through as possible, leaving time for any repairs the builder might need to address. This will ensure that most, if not all, last minute items have been completed prior to your inspection, and any serious issues will have been addressed and repaired before you take possession.
At the conclusion of the inspection a completed report will be published and emailed directly to you.
